As a seller, the home inspection can be one of the more stressful periods of the escrow process. After all, if the home inspector finds major damage in the home, the sale agreement can fall through, with the buyer entitled to the return of any earnest money and the seller back to square one — but this time, with costly fixes to be made before the home can be placed back on the market. For this reason, it can be to sellers' benefit to make some repairs before the inspector ever arrives, if only to minimize the possibility that an inspector's report will be the difference between a closed sale and a failed deal.
