Buying a home is a complicated process, and each home transaction is unique. As a result, it can be tough to know exactly what a buyer should ask for after an inspection has been completed but before the transaction has closed. As with all aspects of the home buying process, the answer is going to be dependent on a number of factors, all of which the buyer must understand before entering into negotiations over the inspection's results. As a seller, the home inspection can be one of the more stressful periods of the escrow process. After all, if the home inspector finds major damage in the home, the sale agreement can fall through, with the buyer entitled to the return of any earnest money and the seller back to square one — but this time, with costly fixes to be made before the home can be placed back on the market. For this reason, it can be to sellers' benefit to make some repairs before the inspector ever arrives, if only to minimize the possibility that an inspector's report will be the difference between a closed sale and a failed deal.
