Why the Holidays Are a Great Time to Buy and Sell

With holiday celebrations just around the corner, it might seem counterintuitive to step up your real estate activity. But it’s actually a great time to enter the market, whether you’re a buyer or seller.

More Isn’t Always Merrier

Because there are fewer sellers, inventory is lower. And that can mean stronger demand, or even a bidding war, for your property. That’s a plus for sellers hoping to get top dollar.

Bask in the Cooldown

Buyers can have more bargaining power because sellers who saw interest nosedive when the weather cooled may now be more willing to negotiate. That can be a welcome relief for buyers who have lost out on homes earlier because of multiple offer situations.

Unwrap the Gift of a Tax Refund

Buying a home now means being able to take advantage of a mortgage interest deduction come tax time. And sellers of rental properties may stand to benefit if they incurred a loss on the home and want to take a deduction this calendar year. Talk to your tax professional about all the advantages of home ownership.

Close with Ease

Since the holidays are usually a slower time of year, buyers and sellers can enjoy greater access to movers, inspectors, and others who help with the homebuying process.

The Story Behind the Baird & Warner Clock

Professionalism and fairness have always been at the forefront for Baird & Warner throughout its 163 years — and at the core of its longevity as Illinois’ largest real estate company. So it follows that the firm had a role in founding the city’s first professional real estate organization, the Chicago Real Estate Board, in 1883.

After the Great Chicago Fire of 1871, the city saw a boom in the number of people working in real estate. As the city was rebuilding and growing rapidly, some firms banded together to help found the board, including founding president Lyman Baird and his son, Wyllys Baird.

They both took a leading role in establishing the organization (a precursor to the Chicago Association of Realtors) to help discourage dishonest and unethical real estate practices.

Lyman Baird served as president of the Chicago Real Estate Board in 1885, and the board presented him with a clock as appreciation. Today, the clock is featured at Baird & Warner’s home office and serves as a symbol of the company’s role in the rebuilding of the city and advocacy of professionalism and ethics. The inscription reads: “As a testimonial of faithful, efficient, and intelligent administration as President.”
