Work with the title company to track the title work for your home. • Monitor the progress of the buyer’s mortgage approval. • Attend the closing meeting to represent your interests at the finish line. For Buyers: • Discuss financing with you and, if you will be getting a mortgage loan, recommend a lender for you to work with to achieve mortgage pre-approval. • Establish your criteria for your new home - the price range, the type of property you are seeking, the location, and the features you prefer. • Set up a property search to identify homes for sale that meet your criteria. • Schedule showing appointments and accompany you to tour homes of interest. • Write an offer for your top choice home, utilizing market analysis to determine the offered sales price. • Negotiate with the seller’s agent to come to a “meeting of the minds” and a sales contract. • Recommend licensed home inspectors who can thoroughly and professionally inspect the home for defects. • Coordinate scheduling of and attend the home inspection. • Discuss requesting repair of or credit for defects from the seller. Work with your attorney to make the request to the seller. • Work with your lender to monitor the status of your mortgage, if applicable. • Schedule and attend a final walkthrough of the home just prior to the closing meeting to verify any defect repairs are done and to verify the current condition of the home. • Attend the closing meeting to represent your interests at the finish line.
