For most of us, purchasing a home is going to be one of the biggest decisions we ever make. When faced with such a big opportunity, it’s easy to feel both excited and intimidated. Buying a home is a big commitment — so how will you know when it’s the right time to take the leap on one particular property?
Here are seven helpful signs that a home may be the right match for you:
1.) Location, Location, Location
So you love the home — but do you love everything around it? In a 2016 survey, 58 percent of people said that “location” was one of the biggest factors that made them fall in love with a potential new home.
One way to determine if a home is going to be the right fit is if the location works for you. How does it suit your commute to work? Does it put you near family or friends, if that’s high on your priorities list? Is the location going to be the right fit for your lifestyle, putting you close to what you’re looking for, whether that’s great parks and green spaces, top-ranked schools, or fun restaurant and nightlife options?
2.) It Makes a Great First Impression
Research suggests that we develop our first impression of people within mere seconds — and sometimes, within just tenths of a second. It’s fair to say that the same goes for homes. When you’re house hunting, remember to go with your gut. Your intuition can be a powerful guide. What are your feelings telling you? Are you struck by the curb appeal as you approach outside? Does the space just feel like home, the moment you walk inside? Does the property feel welcoming and inviting?
3.) You Want to Explore Every Inch
Does the property invite you to keep exploring? If you find yourself curious about discovering every single nook and cranny of a home, that’s a good sign that it’s gotten a hold of you. Do you feel invited, drawn in, or intrigued by the property? Do you find yourself opening all the doors, striding into every bathroom, touching every surface, strolling happily through the backyard? If you just can’t wait to dive in and explore the space, this could be a positive sign that you’re in the right place. On the opposite end, if you find yourself holding back, or simply peering quickly into every room from the door-frame and then moving on, this could be a sign that you’re not actually invested in the home. This is another moment to trust your instincts and see where they lead you.

Love at first sight is important, but it’s also important to remember the practical side of things — and that includes making sure that the price is right. When you work with a broker, you’ll likely have a long discussion about narrowing down your home search based on your price range. Even so, you may still see a few options that come in on the high end or low end. While there are plenty of other things to consider, keep your budget in mind as you decide on whether or not you’re falling for a home. Be realistic. Is the property in your price range? Have you accounted for some of the other costs that could come up, like cosmetic repairs, long-term maintenance and upkeep, or HOA fees?
5.) The Home Meets Your Needs
At the start of your house hunt, you’re going to want to sit down and take a long time to think thoughtfully about your wants and needs in a home. What are the essentials that your new place must have, and what features can you compromise on? As you narrow down your search, don’t forget to keep checking in on your list of wants and needs. Does the potential home check off enough of your “must-have” list? Are you going to be able to live with the compromises you’re making in the long term?
6.) It Gives You Room to Grow
As you search for your next home, it’s going to be crucial to make sure that it’s the right fit for your lifestyle right now. But at the same time, it couldn’t hurt to keep one eye on the future. After all, real estate is an investment. Is this home somewhere you can see yourself living for years, even after that initial “honeymoon” phase has worn off? Will you be able to make changes or add new features over time? Does it give you room to grow your family, or let you finally start the hobby you’ve been dreaming about?
7.) You Can Really See Yourself Living There
As you tour through the home, is it easy to visualize yourself in the space? Do you find yourself subconsciously placing furniture in your mind, imagining the paint colors you’d add to the walls, or just thinking about what it would be like to live in the home day-to-day? Is it easy to imagine your life in the space? Does it make you happy to think about living there? Do you find yourself wanting to tell your friends and family about the place? All of these are positive signs that this home could be the fit you’ve been looking for.
