It's fair to say that in good times, real estate sells itself. It's in bad Economic times that the true measure of a real estate agent is taken.

I decided to move to Santa Fe, New Mexico, in the summer of 2007. It was a sudden decision and I had a house to sell in Highland Park and a house to buy in Santa Fe. Susan Schreiber, who I've known for many years and has helped me buy and sell houses in the past, was whom I turned to again to help me in this rather poor market.

Even though she didn't help me in buying of a new house in Santa Fe, the tips that she gave me when selling my Highland Park house were helpful when
viewing properties in New Mexico.

The toughest part, of course, was selling my house. The economic times were becoming difficult and a house I could have sold easily a year before, suddenly took "a plan" to market. Susan helped me come up with a price,
which, of course, sounded to me to be too low, but then again, I was living in the past. I was living in "good times".
We were now in "bad times", where houses were sitting and sitting on the market for months. There were very few "comps", as a real estate agent will
use to price a house, because very little was selling.

We ended up pricing the house at $849.000.

 Then, she had me basically "strip" the house. She was ruthless in her pruning of "things". Whole shelves of books and knickknacks were packed up. Excess furniture was put into storage so the house would "show well".
Susan's dictum was that the house had to be "clean" of most personal items. Very few family pictures on the wall and almost no English crafts I collect.
"The buyer", she said, "has to imagine THEIR things in the house". What was funny was that "I" then kept that in mind when I looked at houses in Santa Fe!

She worked with me in all phases of selling my house. She knew of house-cleaners who gave my house a thorough cleaning after I hauled away the
excess. My house looked as good as it could. She printed up a rather good-looking marketing booklet for the house. She "worked" her network of agents and brought many potential buyers to the house through Sunday open-houses and Tuesday broker open-houses.

In mid-October, I moved out to Santa Fe and emptied the house. It stood bare of furniture, but still managed to look good. In my absence, Susan kept the house clean with her workers. We did get an offer or two, and one that seemed quite good, except it was contingent upon the buyer's selling hisown property. As he didn't find that easy to do in today's market, the deal
"fell through". I lowered the price of the house to $799,000 at her urging.
We had many long talks about "marketing" the house and where houses were priced at that time on the North Shore. Fall became Winter and my house looked beautiful on the ravine. Finally, we received an offer in December.
After a few week of often-painful working with the buyers and their agent - at which Susan was masterful! - we struck a deal that was satisfactory to both the buyers and me. We closed the sale on April 1st.

I can't emphasize enough how helpful Susan was in this selling process. It was a long time - my house was on the market for six months before closing - and was very stressful to me, living 1000 miles away with ownership of two houses when I wanted to only own one.

I cannot recommend Susan Schreiber highly enough. She was excellent.
